Building Regulation services

If you are at the stage of your project where planning permission has been granted or your project falls under permitted development and does not need planning the next stage for you is to obtain building regulations approval. Majority of construction works require building regulations approval and not obtaining the approvals can lead to legal and costly consequences. We can produce your building regulation drawings from house extension, loft conversions, garage conversions, offices, flats etc. Our drawings are produced in detail and in 3D to make it easier for builders to construct from.

Applying for building regulations

Once your building regulation drawings and specifications are ready the next stage is to make a building regulations application. There are 2 ways to apply for building regulations:

Full Plans Application

This is generally the most common way of applying for Building regulation approval and applicable for majority of projects however can take slightly longer, usually 5 -8 weeks but it does mean that the proposals have been checked before you start on site.

If you appoint us for you building regulations works we submit the building regulation application and liaise with the building control officers and respond to any queries and obtain the required approval on your behalf to make this process as easy as possible for you.

Once approval has been made the construction phase can begin and will be managed by a builder or contractor. During this stage, a building inspector will visit site at critical stages of the build to ensure that works are progressing in line with Building Regulations.  Upon satisfactorily completion they will then issue a Building Regulations Completion certificate. This certificate is important and may be required in the future for home insurance or by conveyancers when selling your property.

Building Notice

This is usually suitable for small projects being.  Often no plans are submitted with the application and work can begin with 48 hours of notification. However, it is advised to ensure that the builder which is appointed is competent to ensure that the build is in accordance to the required standards.

An inspector would still be required to inspect the works at each stage and a Building Regulations Completions certificate would be obtained upon satisfactory completion of the project.

You can either use the local authority building control service or use a privately approved inspector.
